How can I look at my home like a buyer?

To understand who will buy your house, you need to get real.  Generally that means to stop thinking of the house that you live in as your home.  Henceforth, do your best to detach and look at it as a buyer seeing it for the first time. Pretend you are a newlywed and ask, “Is this house for me?”  Think like a parent in a large family and ask the same question.  Pretend that you have your own business and work from home and wonder the same thing.  If you were an investor who had multiple short term rental units, would it work for you?  Realistically, would this house do well in your portfolio?  Are you starting to get the idea?

What life situations would make you buy this house?

We want to make a list of the most likely people/situations which fits your house.  Truly this list of those who would see your house as just right for them.  Marketing a home should never leave out  a POTENTIAL buyer.  Yet it should also be designed to highlight features that will attract SPECIFIC buyers.  We want those who would be most interested in your home.  Indeed, we want to awaken the best potential buyers that will want this house for their own.  But we don’t want to loose sight of the potential buyers beyond the best.  My favorite phrase in this business is, “You never know!”  From a US News Article:  “The best strategy for selling your home is to keep the largest possible pool of buyers in mind. The more potential buyers you have, the more likely you are to get offers.”

How would you stimulate the interest of those buyers?

Determining who will buy your house is a great place to start when staging, taking photos, doing videos, marketing on the MLS.  Also, doing social media ads and videos, building website pages, text messaging and emailing.  All of these avenues are very important to me because I do all of these things to market your home.  Indeed, you have to market if you want buyers.  However! You should not limit yourself to those special buyers!  

Wide Marketing With Specialty Highlights
