       Are you ready for home shopping? By now, you should have a basic understanding of the mortgage process. Also you should have a letter of pre approval from your lender. If you haven’t spoken to a lender, it should be a priority if you want to move forward with your dream. Before going home shopping, lenders can help you determine your monthly budget for home ownership.  A good rule of thumb is to keep your total monthly housing costs (including mortgage, taxes, insurance, and HOA fees) at or below 28-30% of your gross monthly income. You can use an online mortgage calculator or consult with a lender to estimate your monthly payments based on different home prices and interest rates.”

Are You Ready to Shop for NEEDS or WANTS?

       Before we’re ready for home shopping, we need to establish what it is that you will NEED in a home. Do you have a number of bedrooms, number of baths, features, schools, neighborhoods, amenities, etc.? Additionally, you should list your WANTS in a home. Even though you don’t NEED these, they may become a part of your decision making process when home shopping. When both the Buyer(s) and their Agent know they are ready, they are able to go forth as a team with confidence not just to find the right home but to embark on the negotiating journey as well. Thinking About Working With An Agent?

       Additionally, to be ready to go home shopping today, you need to know that because of new regulations that cover the Real Estate Industry nationwide. Buyers are required to have a documented relationship with an agent before that agent can show them any properties. If you happen to be going into an open house, this does not apply, however, in any other case, at the least you will need to have a Pre-showing Agreement or better yet, a Buyer-Broker Agreement.
