What does it mean to know real estate marketing? 

It means knowing how to do real estate marketing in the local market.  It’s not just about everything you do to market a home. More importantly, it’s knowing how to do it correctly for the market in which you are doing it.

Step 1 – Know the price position of your home in the real estate market.

       To know real estate marketing, you need to know the market in which the real estate is located. Most people start with what they want to get for their home. Then they believe that the right kind of marketing will get them what they want. Reality is a little different than that. Firstly you must understand that MARKETING is NOT what sells your home.        Successful marketing brings a potential buyer. Your home sells when a buyer experiences your home, learns of it’s benefits and determines that the home is a good purchase within the local market. Knowing the local market enables us to determine a price range for your home. We use the features, improvements, curb appeal, improvements, cleanliness and location, etc. of your home to determine position. Price position is WHERE WITHIN that price range it sits. Going higher can work but it will narrow the number of potential buyers that will come see the home and more often than not, result in a price reduction. This is critical to understand and accept in order to know real estate marketing.

Step 2 – Prepare the home to sell in its market.

       To keep it simple, your home needs to be better than the others that are sharing the market with it. So it stands to reason, to know real estate marketing is to know how to make your home stand above and appear better that the competition. Two checklists are available to help. Step 3 – Utilize all available local market avenues.

       Knowing real estate marketing means to know how to use multiple forms of electronic media. Facebook, Instagram, LinkedIn, X and YouTube are some. Additionally, there’s Messaging and even Pinterest, Special Groups of Realtors, All the major Real Estate Websites and Stellar MLS (one of the largest in the nation). But also targeted emailing and texting will all be used to place your home in front of even more. Continuing, your home will be in front of as many people as possible. You need consistent, regular ad campaigns on social media, open houses with lots of promotion, a dedicated web page custom designed for your home and reminders going regularly to real estate agents and a to every area of influence.

Step 4 – Maintain transparent communication and solid knowledge of all facts.

We will have regularly scheduled “Course Of Action” meetings where it can be determined whether a price adjustment is necessary, whether it is a market condition and waiting is best or even if something different should be done with the marketing.
