Do you know your home’s market position?  Life will be much smoother if a property is placed in the correct market position. Basically, we are talking about the local market where it is located.   Further, getting a buyer, contract, financing and getting to closing is much smoother.  Realistically, the more you exceed a “RIGHT” position, the harder it will be to accomplish everything.

Are you able to be ‘honest’?  This helps to determine what your home’s market position is.  By now you should be able to look at your home as just a house.  Hopefully at least some of the time you’re able.   Think about it as applying tough love to your house. You need to be brutally honest when you evaluate your house. Then you will be able to determine all that is within your ability to do.  Namely, to improve its position in the competition.  Thereby you’ll improve your home’s market position in the price range.  BUT REMEMBER; a property needs to appraise to be financed by the buyer.  There are multiple factors in these determining market position.  Realistically, they are all governed by the current market conditions and inventory. 

Let’s Be Real! 

You need to have the best facts and statistics possible.  These stats concern your house, neighborhood and local market conditions.  Generally, you want to be accurate regarding your home’s market position and the competition’s.  This is another aspect of the adventure you will be on!  Hopefully, you have someone to walk with you who knows the way.  That is, who can navigate the pitfalls along the way.

How It Works 

A market analysis uses comps close in size, amenities, styles, neighborhoods, etc.  Actually, the closer the aspects of your home are followed, the more accurate the CMA will be.  However, even close comparable properties will vary here and there.  Consequently, A CMA will give a price range in which your home will sit.  Then your home’s market position in that range is determined by how the home compares to others in the neighborhood.  We compare curb appeal, cleanliness, condition, improvements/upgrades, etc.  Then, honestly assess where you are and determine where you want to be.  Next you can do what is necessary to get there.
